Coastal Hospitality Group actively targets prime real estate opportunities in growing coastal and resort markets across the United States. Our acquisition sweet spot is independent and soft-branded limited-service hotels with 40 to 80 rooms and transaction sizes typically ranging from $4 million to $10 million.

We seek opportunities with a clear value-add component, where additional value can be created through renovations, strategic expansions, repositioning, and improved operations. By combining disciplined acquisitions with hands-on asset management, we strive to maximize both guest experience and long-term investment performance.

While we maintain strong relationships with brokers nationwide, many of our most successful acquisitions have come directly from property owners through straightforward transactions and efficient closings.

Coastal Hospitality Group serves as an active asset manager and frequently acts as the General Partner, investing alongside Limited Partner investors. In this role, CHG identifies acquisition opportunities, develops the investment thesis and business plan, and actively manages each asset throughout the investment lifecycle to maximize long-term value for its partners. Day-to-day hotel operations are overseen by its affiliated management company, allowing for full alignment between ownership and operations.

Coastal Management Company (“CMC”) employs a technology-driven and data-focused approach to hospitality operations designed to optimize revenue, enhance guest experience, and create efficient expense structures that drive overall investment returns. While CMC manages all hotels within the Coastal Hospitality Group portfolio, the company also selectively pursues third-party management opportunities.

CMC’s capabilities include revenue management, sales and marketing, human resources, daily operations, technology implementation, asset management support, budgeting, forecasting, financial reporting, and strategic planning. This vertically integrated platform enables Coastal Hospitality Group to maintain operational control, respond quickly to changing market conditions, and maximize performance across its portfolio.

Asset & Property Management


Coastal DevCo, the in-house development arm of Coastal Hospitality Group, provides comprehensive development and project management capabilities from concept through completion. Its expertise spans site feasibility analysis, contractor and consultant engagement, team coordination, construction budgeting and cost control, scheduling, permitting and inspection management, project close-out, and pre-opening execution.

This integrated approach allows Coastal Hospitality Group to efficiently execute capital projects, renovations, expansions, and ground-up developments while maintaining alignment with the broader investment strategy.

Many properties within the CHG portfolio are located on irreplaceable sites in highly desirable markets. While these assets have been well maintained and continue to perform operationally, their underlying real estate often presents opportunities for a higher and better use. Through thoughtful redevelopment, increased density, repositioning, or alternative uses, Coastal DevCo seeks to unlock additional value and maximize the long-term potential of each property.
