Coastal Hospitality Group actively targets prime real estate locations in growing coastal markets across the United States. Markets with strong brand appeal and tourism trends - Lots located with convenient access to each area’s main amenities - Buildings that have good bones - and cities & towns that are fully built out with high barriers to entry.
Our target acquisition sweet spot is between $4 - $10 million, independent branded, 40 - 80 room properties within the limited-service category.
CHG specifically looks for properties with a value-add component, where value can be added through a renovation, expansion and through improved operations.
We work with brokers but also have had great success making deals directly with property owners with a quick and easy closing.

Coastal Hospitality Group is an asset manager, often serving as the General Partner who invests alongside Limited Partner investors. In this capacity CHG identifies the opportunity and drafts the business plan - then executes it fully and continuously actively manages the real estate investment to maximize value for its partners, while its in-house management company handles the day-to-day operation of the hotels.
Coastal Management Company (“CMC”), takes a unique and tech-driven approach to operations to optimize revenue strategy and create efficient expense structures to drive overall returns. While CMC is the operator for all CHG portfolio hotels, CMC is also open to select 3rd party management opportunities. CMC’s scope includes revenue management, sales, marketing, human resources, daily operations, technology implementation, et management, budgeting, forecasting and reporting.
Asset & Property Management
CHG’s in-house development arm, Coastal DevCo, has the ability to coordinate and oversee the development process from start to finish including site feasibility, contractor & consultant engagement, team management, construction budget & cost management, scheduling, inspection & permitting coordination, and project close-out & pre-opening.
Many properties within the CHG portfolio are located in prime markets, on prime lots, with older buildings that have been maintained but have a higher and better use which can be recognized through redevelopment at a higher density, newer product and perhaps a different use.
